Selling in a 55+ community is a little different from selling in a typical neighborhood. Your buyer pool is smaller, because every buyer has to meet the community's age rules. It's also usually more motivated. People shopping active adult communities tend to know what they want and are often ready to move on it.
Who buys homes in 55+ communities?
Many buyers are retirees or soon-to-be retirees from out of state, along with locals who want to downsize. Some are moving to be closer to family. Others are looking for a low-maintenance home and a built-in social calendar. Because lots of them are relocating, they often shop from a distance first, which makes your online presentation important.
What 55+ buyers ask about
- Monthly costs. HOA dues, what they include, and whether any special assessments are planned.
- Amenities. Clubhouse, pools, fitness, and activities. Many buyers pick the community first and the house second.
- Maintenance. Lawn care and exterior upkeep are major draws, so be clear on what the HOA covers.
- Single-level living and accessibility. Floor plan, steps, and garage access.
- Healthcare and travel. Distance to Conway Medical Center, Grand Strand Medical Center, or Tidelands Health, and how easy it is to get to Myrtle Beach International Airport (MYR) for visiting family.
- Flood and insurance. Especially near the Intracoastal Waterway or the marsh.
HOA paperwork to gather before you list
Start early. Association documents can take time to arrive, and buyers will ask for them.
- Governing documents and community rules, including the age restriction
- Current dues and what they cover
- Any pending or recent special assessments
- Rental, pet, and parking rules
- Any transfer or capital contribution fees the association charges when a home sells
- Architectural guidelines, if you've made exterior changes
Ask your association for its resale package and confirm exactly what you're required to provide.
How to price a 55+ community home
The best comps are usually other homes in the same community, ideally the same floor plan, with similar updates and lot. Homes in different 55+ communities can sell for very different prices even a few miles apart, because amenities, dues, and age of the community differ. A valuation that uses comps from outside the community can miss.
Preparing the home
- Declutter and keep rooms open. Buyers care about how the space lives.
- Highlight the lifestyle: the screened porch, the walk to the clubhouse, the quiet street.
- Fix visible maintenance. Buyers who want low upkeep notice deferred upkeep.
- Pair good photos with a video tour. Video helps out-of-state buyers get a feel for the home before they travel.
How I help sellers in 55+ communities
I'm a 55 Places affiliate, which gives me access to active adult buyers who are researching 55+ communities along the Grand Strand. Every listing I take also gets professional video on YouTube and targeted Facebook ads, so your home reaches buyers who don't just search the MLS.
If your community is near Little River, Carolina Forest, Market Common, or anywhere along the Grand Strand, I'm happy to give you a free valuation and walk you through the process. There's no obligation to list.
Common mistakes
- Waiting to request HOA documents until you have a buyer.
- Pricing from comps outside your community.
- Underestimating how much monthly dues influence a buyer's decision.
- Skipping video and relying on a handful of photos.
